Good morning, good evening, good afternoon. Paul Andrigo here.

Very excited to be bringing you the Bowmanville Real Estate Club podcast update.

This is something that I have been so passionate about over the last few years.

And instead of just emailing this to all of you,

what I wanted to do was sort of share some

of these stories with you because for a lot of

you that aren't in the club yet that don't get

the regular updates obviously when i'm giving

the very specific updates on what's happening hot new listings you know some

of the big souls that happen i'm updating the group members on a regular basis

so i want to make sure that you at least get this the podcast update available

to all of you that are in this area.

And of course, I want to make sure that you have as much input as possible on this information.

Because again, as a homeowner in this area, every sale that happens near you

does affect your property value.

And I want you to make sure that you are on top of what's going on so that you

get the opportunity to benefit from that information.

So I'm very excited to say that as of the mid-year point, so just at the end

of June is when this goes to from the 1st of January to the end of June.

What's happened is there's been over 300 plus sales that have happened in this community.

So obviously, number one, congratulations to each one of you With these incredible

properties that you've got here, many of which, and this is one of the exciting

parts about me reporting this,

some of these properties were, again, some incredible sales that happened in

very, very short amounts of time.

So what I can do for you right now, and this is just to keep things interesting

and hopefully, you know, it's a report that you'll be able to benefit from.

And at least it will give you some idea of what's been happening.

But of course, what I want to make sure and sort of, you know,

and cover for you is the top 10 sales.

And they range everywhere from the 1.2 million range right up to over 2 million.

So this is something that you should know as a homeowner, because again,

some of you might be specifically affected by some of these sales.

And you might want to know, because of the fact that these sales happened,

how does it affect your home value?

And keep this in mind, that the effect that it could have on your home value is very immediate.

It, meaning that if the sale, if a record sale happened this year,

and I'm happy to make sure you get all these bits of information,

but so far the top sale of the year that has already happened.

You're going to want to know what month that was because of the fact that of

course, if someone's willing to pay X amount for a property,

they might be willing to pay that much for your property.

So what we've got on the top 10 list at least is properties that have sold again,

starting in the 1.2 million range.

These are some beautiful detached properties, four plus one bedroom homes that

started the list getting on to the, that's sort of the top nine and 10.

And then as we go through the numbers, then we're talking about 1.23,

1.24, and these are also detached homes, four-bedroom, five-bedroom,

modern and contemporary at the same time.

Next on the list goes from the 1.29 range up to 1.38.

And these are again, some very different properties, some being,

you know, sort of modern properties, some being rural properties.

And this is something that you need to remember is that if you are going to

be working with someone who really knows the stories behind the sales,

you need to know someone,

you need to know the bright person that is able to give you all the behind the

scenes details of all these properties and the one who creates many of these stories on my podcast.

This is where I'm able to share the stories of your properties,

which I do on a regular basis here on this podcast. It's the number one ranked

podcast on Google for the words real estate podcast show.

So it gives you an incredible advantage over everyone else.

As we finish up the list here, we're talking about properties that have sold

again in the one point from 1.38 up to 1.5, 1.5, almost 1.6.

And then when the top sale of the year so far happened, it was again, just over 2 million.

And we're not talking about properties that have been sitting on the market

for, you know, weeks and weeks and months. These are properties in the top five.

There was actually one property that sold in under 10 days and the average was about 12.

20 or so days, 20, 25 days or so for the overall average for the top five.

So this is something that for all of you that are possibly interested in thinking

about selling and wanting to figure out when the time is to do it and how to

do the correct buildup for your marketing. This is the one mistake.

This is the number one mistake of Bowmanville sellers is the preparation is just not up to speed.

A lot of you that have sold did not make the right pre-listing preparations.

And a lot of that has to do with having the right storyteller.

Being able to build up enough interest in your property as if it's a movie that's coming out.

And I always give the example of a Star Wars movie or a Scorsese movie.

It doesn't matter whether you're a fan of the movies or not.

What I'm talking about is these movies

will often do a buildup period of anywhere from a year to two years.

And I'm not suggesting it takes that long, but it does take a while to get some

excitement and some energy going for a property.

And especially depending on your property and how unique it is,

you need to make sure that you have someone doing the right storytelling and

the right pre-listing marketing for you to ensure you have that a secret advantage.

And there's only one way to do it. And it's here via Bowmanville Real Estate
