Good morning, good evening, and good afternoon. Paul Andrigo here.

Today I'm doing one of my absolute favorite things to do in real estate.

And considering I've been doing these tours now for almost 25 years,

I started doing them in the Leslieville area.

They were something I just did called a program called my 10 lofts in a day

tours, and I started doing them.

And from day one, considering the fact that I had over 30 people show up,

and this was before all of this, before podcasting, even before social media,

the word had gotten out on a humongous level.

Back then, to get 30 people lined up for an event was no small task.

And these tours have been getting better and better over the years.

And most of the time, it's one-on-one or a small group of people.

But occasionally, when it's one of my listings that I'm profiling,

one of the incredible properties I'm doing a grand opening for,

I will get 30, 50, 70, a hundred plus people through on these tours.

And when you're joining me on a tour,

like you're joining me on today, which is a Rosedale tour, it goes without saying

that understanding the history of a neighborhood is so important to understanding its future.

If you're not going to get the absolute best information while you're looking at these homes,

and if you're not serious about finding out the history of these areas,

then you're missing out on a huge chapter of this process.

You'll need to know before you even set foot in this neighborhood,

how incredible the history of it is.

And a lot of that history is locked behind doors of homes that are on the market

and also properties that are for sale, but not listed.

This is something that I've had to explain to people over the years,

and many of you were smart enough to take advantage of these situations over the years and,

buy properties that were not on the market with me.

And this is some, this is from strictly the element of me being in touch with people in real life.

I, as much as I love doing these tours and I love taking you through,

like I'm going to do today, some of the most incredible properties for sale

in this area, nothing beats the in-person version.

And when I'm meeting with people, when I'm showing properties,

and someone sees me bringing one of my groups to one of my listings in the area,

and they start asking me questions,

next thing you know, they're saying that, well, if you do happen to have a buyer

for my property, here's my price, and feel free to introduce them to me.

And I make some notes and I stay in touch with those people.

And very often, a few years later, sometimes a few months later,

I might be selling that house and telling that story right here on this podcast.

So here is just a quick little one paragraph.

And I don't want to go into too much detail here, but I just want to go into

like a little bit of a, a quick history of this area so that you know what,

what it is that you're actually investing in.

So many people are walking into neighborhoods and they're not doing any of this homework.

And of course it can go on for hours. We should do a podcast about the history of Rosedale and I have.

And because of the fact that I've been involved with these properties over the

years, I've sold some of the nicest properties in this area.

I actually have interacted with many of those people who know these stories.

So I get to have an extra layer of storytelling. And that's what I do on my

tours. When I'm showing you a property, you're getting stuff that you'll never

hear online. And that's what makes it so unique.

But let's start off with just a quick little history of Rosedale.

This is one of Toronto's oldest and most prestigious neighborhoods.

And it began back in the 1820s when Sheriff William Bosford Jarvis,

obviously you'll know the name Jarvis as well as a downtown street,

and his wife Mary settled on an estate north of the city and named it Rosedale

for all the wild roses dotting the ravines.

After the Jarvis family sold the land in 1864,

it evolved into Toronto's first garden suburb, with South Rosedale developing

in the late 19th century and North Rosedale following after a 1909 bridge linked among three ravines.

Its winding streets in seclusion has made it a haven for some of Canada's elites.

This area has many wealthy residents who love their Victorian,

Edwardian, and Georgian mansions.

Some of the famous names you might have heard over the years that lived here

include Morley Callahan, Gordon Lightfoot, Jerry Schwartz.

It also includes places like Chorley Park, which was once Ontario's government

house between 1915 to 1960.

This was designated a heritage conservation district in the 2000s,

but Rosedale will always remain a symbol of Toronto's old money,

blending historic charm with modern affluence.

So as we talk about the spring tours, and if you've ever been on my tours,

you know that I like to make sure that you get, again, a cross section of things.

So obviously in this area, the price ranges everywhere currently from the low millions.

So yes, you can get in here for under 2 million, or if you've got 20 million

lying around, or you just happen

to have won one of those lotteries where you get $20 million or more.

I've got a property for you here.

And taking you through these properties every single time is always a journey

into the past and in some cases, a journey far into the future.

The history behind each of these homes will give you all of the information

that you're going to need to make a smart decision.

And that doesn't apply. That does not strictly apply to Rosedale.

You should be doing this degree of homework on every area you're looking at.

And if you live in this area, you should demand that your property story be

featured on not just the market,

but on the biggest markets and at the top of the markets.

And besides the MLS, which of course is our sort of our, the real estate version

of having a bachelor of arts, I'd call that.

It's just everybody's, you're going to, all of you are going to be on the MLS with everybody else.

What you need is that extra advantage and being featured on this podcast,

the number one ranked real estate podcast show on Google, Spotify,

Apple, and too many more to mention.

Once you're featured here, your stories are featured on an entirely new level,

an entirely new marketing medium that has become something bigger than mainstream

media has in terms of the growth and very importantly,

the type of people listening to podcasts.

And the majority of people listening to podcasts that I've met over the years

are people who are in a position where they are affluent and they are able to make investments,

make wise investments in real estate.

And as a result, these are people who are the kind of people that you want looking

at your property if you're thinking of selling.

So I'm going to start off today with a couple of properties that range everywhere

from the 1.3 range, three plus one bedroom, semi-detached property.

You've even got a $1.8 million home in Rosedale, detached, three bedroom, three bath.

This property was fully renovated in 2023 and it's available without having to wait for anything.

So you just have to join me on a tour, have a look inside. And if you like it,

you could be in this area.

Buy into this area for under $2 million is a very smart decision.

Then the majority of properties here start off in the $2 million range.

So there are properties that have a four bedroom,

four bath detached home in the 2.3,

another five bedroom home available for 2.9, a seven bedroom home available for 3.1 million.

You've got a six bedroom home here located in the Rosedale area for 3.9.

And on top of all of these, on top of all of the stories and the listings here,

which right now, the listings here are currently sitting at 35.

So you've got properties, again, all the way from the 1 million to the 5 million

range homes to 6 million homes.

To 8 million, to 15, and right up to just under 20 million.

And all the kinds of styles of home from historic styles to modern are included on this list.

But as I said before, there's a lot more behind the scenes that you don't know about.

And that if you're serious about looking at a neighborhood and actually doing the homework,

being simply part of these tours exposes you to a lot more information, a lot more details.

And once you're working with me exclusively, then you'll have the golden ticket.

I should come up with a better way of saying it, but this is in a lot of cases.
