Good morning, good evening, good afternoon.

Paul Andrigo here. I'm here to announce an incredible new solution for those

At the same time, each time I learn about a property and become the best storyteller I can,

And as a result, I have a very deep insight into what's really going on behind the scenes.

And some of the things that I've discovered will absolutely shock you.

One of those elements simply has to do with having the right storyteller for your property.

What if I told you that the lack of a story for your property,

not having a podcast report prepared for your home, What if that cost you millions of dollars?

The truth is this has happened even recently here in Toronto GTA area.

I want to make sure that as of 2025, no home,

loft, or condo owner ever hits

the market before you get to hear what your property podcast sounds like.

The history of your property, how it was built, when it was built,

is an essential element to a potential buyer.

Whether it was 1908 or 2008, that story can be equivalent to millions of dollars to the right buyers.

Perhaps I should share the story of the origin of how this program works.

And I think from that, you'll understand why it's so powerful.

I was selling a luxury home in the East end of Toronto a few years back.

And I had the idea, I had started the podcast in 2018.

And along the way, I started to think that since I love hearing the stories

of properties so much, maybe other people would too.

And maybe the podcast is the perfect place to profile these stories.

So I did a very deep dive into the history of this property and came up with

a really fun an educational story about where the property,

when the property was built, who the builder was, the owners were incredibly helpful.

And that is no secret.

If you are the collaborative type of person, if you want the best results for

your home sale, you're going to be a collaborative,

homeowner, meaning that if I ask you to fill out some paperwork and let me know

a little bit about the history of your home, you're going to do it.

And the reason that you're going to do it is because it could put potentially

millions of dollars in your pocket that you could have easily lost.

And people have lost even recently. If I send you the report of the ultra luxury

home sales in the city, you'll see some of them have lost two or $3 million off their asking price.

Some even more than that. I've seen as many as as much as $5 million in the last few months.

These mistakes are preventable.

So I recorded this story for this property. And what I decided to do was at

the time when we could do this,

I decided that I would put the story of the property ahead of the listing.

And it's a different way that it's done today.

But the fact is I put the podcast link on the front lawn of the property before

the property was about to hit the market.

The response was out of this world.

It was beyond anything I could have ever imagined.

And the story of how the buyer found the home was incredible.

And I heard the entire story from the buyers.

They were someone who grew up in the area.

They heard the story of the property and they instantly knew they had to have that home.

There was no one who was going to outbid them.

And at the end of the day, when the bidding was over, there was 12 bids for this property.

No one did beat this person. On top of that, this set a new street sold record.

I think it's fair to say that that is enough reason for you to consider listening

to what your podcast story will sound like.

There's examples of it on my podcast. I'll send them to you if you'd like.

But there's nothing quite as convincing as hearing what your story will sound like.

And that's why I do this as a free service,

no strings attached, no paperwork, as a way of proving that your story is more

important than just the listing itself.

Yes, of course, it's important for you to go through all the traditional process,

but in terms of the marketing, if you follow traditional marketing principles

for real estate, you're dead in the water.

If you're doing what every other agent, or if you're letting someone do what

every other agent is doing,

your listing will be so plain and so boring that it will not stand out in the crowd.

There will not be anyone looking at the property and feeling that deep level connection.

And I'm not exaggerating by saying the more expensive the property,

the more important this exercise becomes.

So I really do want every single one of you.

That's listening. And of course, make sure that people, you know,

that have very expensive properties,

and even those of you who are simply hoping when you sell to be able to retire with a little bit extra,

like the family that I helped sell the property the first time I did this,

they ended up having almost $400,000 more than they planned.

I'm not saying that alone would be enough to retire on, but that certainly helps.

It certainly speeds things up and it did for them. And it has for many others

that I've helped as well.
