Good morning, good evening, good afternoon. Paul Dendrigo here.
Really excited to be bringing you the latest update in the sold calculator experience.
This is something that has absolutely been an incredible game changer for Ontario homeowners.

And the one thing I want you to remember, this is so important that you get this.
As an Ontario homeowner, if you are in the process of considering a move,
if you're thinking about selling, the one thing you've got to remember is that
not all agents are created equally.
And I'm not saying that in a way where I am any better than anybody else.
I am not better than anyone else.
What I'm better at is the skills that I've developed over the last 25 years.
In fact, tomorrow I'm being, I'm going to be attending the 25 year dinner awards
that we've got for our real estate board.
And I'm looking forward to talking to my fellow agents and sharing some great stories, but.
On a daily basis, the people I'm sharing stories with is you.
When I meet with you, the meeting that we have, and this is,
you know, this is kind of like a meeting now.
You're, you're obviously not able to, or not interested in conversing yet.
So it's sort of a monologue, But the way I structure my business,
the way I, I handle my listings is the focus is on your stories.
This is, and this is something that has kind of gone out of style.
I hate to say, it's not the popular thing.
If you look at, let's say you just look at 10 property videos on any,
on any platform, on Instagram.
On TikTok, on Facebook, what you'll see, and this is, I watch them because I'm always learning.
I'm always trying to see, is that person doing anything differently?
And unfortunately, even the most well-produced videos by the most modern social
media savvy agents are not taking care of the big issue of bad marketing and overpricing.
Having had the benefit of learning my craft, which is real estate,
which is copywriting, which is podcasting over the years, the majority of the
stuff that I learned was before social media.
And because a lot of agents that are in the business now have only ever had social media,
they did not have the opportunity to build those skills that were sort of essential
for survival and for doing well.
So for those of us who were doing very well before social media came along as
well, the one thing that we had in common is that we had to be good storytellers.
And what creates a great story is not just being a narrator of a, of the property.
Here's the bathroom, here's the kitchen, here's the backyard.
There's actually a famous comedian who did a skit about this recently,
Sebastian Maniscalco, I'll, I'll, I'll drop the name.
And he just, he did, he did, he was on a podcast talking about it,
how the, you know, how the agent was telling me, where's the kitchen?
Here's the kitchen. I know where the kitchen is.
And it made me laugh because.
Obviously if someone's pointing to you, you know, if you're an adult and you
need someone to point out to you where the kitchen, the bathroom is,
then, you know, there might be some bigger problems in your life.
But what I'm getting at is, and this is something that not everybody thinks about.
But doing that will literally put people to sleep.
And they do. Those kinds of tours put me to sleep.
So instantly, I'll just click and move on. So maybe, yeah, I did view it,
so it does count as a view. But does it really?
Because I'm never going to think about that property. Again,
nothing about it is going to stick in my mind.
The secret, the key to proper storytelling is talking about what drives 90% of buyer behaviors.
And that's why my approach works wonders.
My goal is not to tell you about every feature in the property.
What I'm hoping to do when I'm selling your property is explain the 4,055 amazing
dinners you had in that home and how hanging out in that backyard has literally
been like having a cottage in the city.
Going to the park nearby is like getting away from the city for a few minutes.
Things like that, the true elements of a property's value.
These are the things that all of us, and not just me,
I'm sure it's, you know, I'm sure there's more people than me that feel this
way about properties, but these are the things that relate to us.
And there's psychological proof of this.
Storytelling goes back on its own 10,000 years.
So it's been happening way before any of us were here. And it'll be happening way after.
And making sure that you have the right tools.
And this starts right off the bat with the most important thing you guys ask
me is what's my property worth?
That's almost all you want to know before you even want to get into a conversation with me.
And I'm totally okay with that, by the way.
It doesn't have to be a hello, how are you? It can literally be what's my home worth now?
That's it. And that's when you get that for some of you, that's enough.
You just move on with your day, you go on to the next thing.
For others, getting that number clarifies a lot of things.
So I urge for you to,
before you make any decisions, before you make any moves, before you decide
that someone else's opinion of value is what you're going to go with,
make sure you get more data.
Always ask for more data. And only until you have so much information in front
of you that you're as qualified and as prepared as any agent should be.
That's the only time you should take the next step. And the next step is not the one you think it is.
It's not hiring a realtor. That should be your next step.
Once you've gotten this information, once you've filled out the sole calculator
and you've gotten these really detailed reports, I'm talking about like reports on,
on a whole different level, like just various market value reports,
not just one based on different factors, based on the comps,
so much amazing information in this.

I suggest that you do that first. So the first part of it is that,
and then as far as who you're going to hire,
you're going to want to find the right storyteller first, because just hiring
another agent, just having the agent who will give you, for example, a price.
And I just did a report for a client recently, just this week of a property
that's been on the market since.
2022. This property has been on the market for three years.
That's not okay. That's not an acceptable amount of time to be on the market.
Three months is okay. 90 days, 120 days.
If it's a really expensive home, maybe three to six months.
That's the usual sort of understanding for certain properties,
but three years and the pricing obviously had a lot to do with that.
So now when I look at this property, it's not just that I see a property on
the market for three years.
I see what's wrong with this property. And a lot of buyers see that too.
So they literally just kind of skip that property and move on to the next thing.
You do not want your property being handled by someone who does this?
I don't think so. So hiring the right storyteller who's able to give you such
a great report and such a great feeling about your property that it literally
makes you rethink the idea of selling.
And I'm not saying that it should do that, but if the idea is,
If the description and the story of the home is so powerful that it makes you
think twice about moving, that's the person you want to hire.
And that's what I want to be able to do for you is to be able to apply to give
you that opportunity to hear what your story is going to be like before you
make any final decisions.
And that's it. this is something I do for my clients. This is something I do
for people who've signed up for this report.
It's a really powerful tool and it literally will get you so many more qualified
buyers to have your story being told versus just the facts of the property.
The facts are what they are.
There's no arguing what's in the house, three bedrooms,
two bathrooms, a garage, and probably a hundred other houses nearby have all
the same features, but what's missing,
what's not being talked about is the real secret.

If it's not for you, if you don't believe it's true, if you don't think the
data is enough, then by all means, move on to the next one.
But at least give yourself the opportunity to hear what the story sounds like,
because it could literally change the outcome of your life from that moment
on if you've got the right mindset.

And that's a very bad thing to do, because that's what this person did who's
got this property on the market since 2022. They bought the listing.
They overpriced it, and now they've sort of kept themselves in the loop,
which shouldn't be the way it is, but very often it is.
